Location

The first process in the custom home build process is selecting the location for your new home.

When looking at potential property, consider the following:
-Land or lot size
-Do you want to be located in a neighborhood or to be on a few acres
-Direction the house would face on lot
-Slope/flatness of land
-Utilities (Gas or Propane) (Septic or Aerobic Systems)

Initial Meeting With Builder

Set up a hassle-free consultation to start the process of building your custom home. At this meeting, Eric will go over a list of your wants/needs and give you a rough estimate of build cost. This estimate can ultimately help you determine the size of a home you want to build and discuss the amenities of your wants and needs. You will discuss floor plans, if you do not have a floor plan, we have more than 25+ floor plans you can browse through and make edits/additions to make it your custom dream home OR we can refer you to our preferred custom home architects to start the process of designing your custom home.

Finalizing Floor Plan

This is where you bring your custom home dreams to paper!

Things to consider when designing your floor plan:
-Lay out of your home. Which rooms are the most important to you?
-How many bedrooms, bathrooms, living spaces do you desire?
-Do you want a dedicated office, dining, or bonus room?
-Think of additional features you may want in your new home including: mud room lockers/cubbies, built-in dog kennels in laundry room, built-in entertainment,  built-in dressers and storage in closets, & more!

-How tall do you want the walls in your new home?
-Don’t forget about your outdoor living space – do you plan to include covered patio, outdoor kitchen, and more? 
-Know what are needs vs. wants

Financing or Cash Options

The next step in the custom home building process is determining how you will pay for your new home.  We work with clients that choose to take out a construction loan/mortgage and we also work with clients that want to pay cash for their custom build. 

Kennedy Homes does not provide financing or carry the construction loan, however, we do have preferred lenders we have partnered with that we can refer you to.

Builder Contract Signed

After financing is approved and both the builder and client are satisfied with floor plan design, quote to build, and build fee, we will each sign a contact. 

We will provide a customized contract that has all of the specifics of your custom build.

“Scratching Ground” is Day 1 of Construction Phase

 
Once your construction loan has closed and we get the green light to start construction we start submitting for permits for your custom home. Depending on municipality, this can take anywhere from 1-3 weeks. 

The day our equipment starts scratching ground to work on your pad is Day 1 of the Kennedy Homes Construction Phase.

Construction Timeline

During this 7-11 month construction time frame your project will go from dreams to reality. 

An added bonus of choosing Kennedy Homes as your custom builder is the amount of communication your will receive throughout your build process. 

Our team provides weekly updates of your project and supports you with timelines of ordering your finish options (from shingle color, to paint, to hardware).
You will also have a dedicated superintendent on your project site, and a admin/billing assistant cost-tracking every penny of your project to keep your organized and on budget. 

Completed Project

As we near completion of your custom home you will do a final walkthrough to determine touch-ups, create a “punch-list”, and make any adjustments before move-in. We will photograph (and sometimes video) your home prior to move-in to show potential clients. We are happy to share these professional photos with you at no cost to you. 

At the conclusion of your build, you will be provided a Vendor Contact Sheet that details what vendors were used on your project in case you need to contact them in the future. 

Kennedy Homes also provides a 1-year Limited Home Warranty at the end of the build process.
